The Opportunity

Hortinvest Ltd develops horticultural opportunities in the Central Otago area. Currently cherries are the ‘darling’ crop enjoying high returns and appealing future prospects as shown in the Coriolis report, released by the New Zealand Government in March 2018.

Hortinvest Ltd presents an exciting opportunity to wholesale investors, to purchase units in the Lindis River Partnership. The development is a fully vertically-integrated business comprising its own orchard, worker accommodation, in-house marketing, and a shareholding in its own modern packhouse. There are no significant third parties, therefore maximum value is captured for the limited partnership.

Your investment will be used to purchase land, trees, develop and manage the orchard, market and sell premium quality fruit.


Financial Summary

All figures are in New Zealand dollars (NZD) and Goods and Services Tax (GST) exclusive.

The offer is for 15,555,000 units at $1.00 each.

  • The total project is expected to generate an IRR of 20.8% - 25%.
  • The total project ROI peaks at maturity in 2027 at 34-59%.
  • Distributions can commence in the 2024FY.
  • This investment will be entirely funded by capital contributions. No bank debt is required for the orchard development.
  • Possible tax losses could be claimed.
  • This investment is structured as a Limited Partnership and each investor will own a share of the assets and be entitled to a pro-rata share of the net profits.
  • The minimum investment is $100,000.

  • The climate is conducive to producing high quality summerfruit, pipfruit and wine grapes.
  • The Lindis River area has an excellent combination of soils. It has gently sloping well irrigated paddocks, ideal for horticulture.
  • Scientific information has been compiled from soil tests and weather station monitoring during spring. 


HortInvest Limited

Hortinvest Ltd is an expert in orchard management, packhouse management, marketing, sales and export of premium quality fruit. Hortinvest Ltd or its nominee company will be a limited partner.

The orchards will be managed and developed by Hortinvest Ltd at the expense of the Limited Partnership.


Hortinvest Ltd fees are outlined on page 17 of the Information Memorandum, which you will get access to when you register interest. There are no third-party management, packing or marketing fees required in our model.
