The property at 316 Brisbane Terrace enjoys a prime location within the Ipswich City Council area of Goodna, approximately 26 kilometres by road south-west of Brisbane city centre or 13 kilometres by road north-east to the Ipswich town centre. The site provides excellent road transport links. Goodman Property’s ‘The Redbank Motorway Estate’ is a 62 hectare industrial zone which is located 500 metres from the Property. The beverage production and bottling facility totals 8,500m2 (NLA) and sits on a 23,200m2 site.


Investors are currently receiving distributions of 7.75% per annum. The net asset value per unit as at 8 May 2023 is AU$52,990.


The property was originally constructed in circa 1990 and then extended at various times during the mid to late 1990s with a further extension carried out in 2017.


The sole tenant is Asahi Beverages Australia Pty Ltd who are producers and marketers of (amongst other products) soft drinks in Australia. Asahi Beverages Australia Pty Ltd is a member of Asahi Group Holdings, a large Japanese beverage company which comprises some of Australia and New Zealand’s wellknown businesses including Schweppes Australia, Asahi Premium Beverages, Independent Liquor and The Better Drinks Co (www.asahi.com.au). 


The Asahi lease expires 31 July 2024. Asahi has advised that they will be consolidating their brewing operations and vacating the premises. Asahi plan to cease operations at the site in May/June 2022 with the full exit and make good completed by end of August 2022. This will provide us with two years in which to identify a replacement tenant.
